Two Swindon retail units come to market with Kilpatrick & Co

Two retail units in Swindon are being offered for sale as investment opportunities by commercial property agent Kilpatrick & Co.

The first (pictured) is a florist shop in Gorse Hill, Swindon producing a rent of £12,500 per annum from the shop, with the flat above let on an AST at £675 per calendar month.

Total rental income is £20,600 per annum and the asking price is £270,000.

The second property is in Swindon town centre, part of the Plaza 21 development and comprises a ground floor shop of 8,164 ft² let on a 10-year lease from 7 December 2021 at a rent of £27,500 per annum, exclusive.

The asking price is £335,000 plus VAT. The lease has approximately eight years unexpired without any break options and the tenant is a multiple retailer specialising in the sale of bridalwear and operating from 39 shops in the UK and Europe.

Andrew Kilpatrick of Kilpatrick & Co said: “The properties have already attracted some interest and provide an interesting opportunity for investors to purchase properties with long-established tenants held under 10-year leases for each property.”
