Alder King brokers a series of office transactions in Bristol’s Queen Square
Commercial property agent Alder King and its joint agents have delivered a series of office transactions in and around Bristol’s Queen Square.
The largest transaction was the recent letting of a 3,637 sq ft office suite in Prince House to Ascenti Health.
Ascenti, the UK’s leading provider of musculoskeletal (MSK) physiotherapy and mental health services, has recently opened a new business support hub in the city to help facilitate its ambitious expansion plans.
The office is home to 40 employees within the firm’s People, Communications and Finance departments, as well as its 20-strong in-house tech team. Alder King acted with Cushman & Wakefield on behalf of the landlord Rowe Estates.
At 36 Queen Square, Alder King, acting for a private vendor, secured the long leasehold sale of a 2,042 sq ft suite to recruitment consultancy Kingston Barnes.
The company, which specialises in the construction, manufacturing, technical engineering and logistics industries, has now relocated its head office from rented accommodation elsewhere on Queen Square.
Alder King, acting with C Squared for Cordatus Real Estate, has also secured the future of two existing occupiers in Queen Square House.
The recruitment company Maclean Moore has expanded into a 773 sq ft suite on the third floor of the building while also on the third floor, the mobile and app developer MyOxygen has renewed its lease for its 670 sq ft suite, confirming its commitment to the Square for the foreseeable future.
Finally the cosmetic surgery chain Enhance Medical will be opening a new consultation clinic at 72 Queen Square. This will support its existing wound care clinic in the Redland area of the city.
The company now has seven clinics nationwide and two dedicated hospitals. It has signed a five-year lease for a 721 sq ft suite on the ground floor. Alder King and C Squared acted for the landlord M&G Real Estate.
Tom Dugay of Alder King’s office agency team said: “Behind its traditional period facades, Queen Square offers a versatile mix of office accommodation which appeals to a raft of small to medium-sized businesses looking for prestigious, well-located accommodation.
“It is particularly favoured by consulting firms including healthcare, engineering and recruitment companies.
“There is now limited availability in Queen Square, with just a few smaller suites available in Queen Square House and at number 72 Queen Square.”
