Kilpatrick & Co nail lock-up deal

A prominently situated ground floor lock-up shop on Faringdon Road in Swindon has been successfully let by Kilpatrick & Co. The shop will operate as a nail bar.

Stephen Brickell of Kilpatrick & Co commented “We are delighted to have let the property which extends to 1,611 sq ft to a new start up business.

“The property occupies a prominent position on Faringdon Road and comprises a large ground floor retail area with first and second floor ancillary accommodation.

“We are particularly pleased to have agreed terms of a new long term letting to the incoming tenant at the full asking rent of £12,000 per annum exclusive.

“We believe this letting on such strong terms reflects the resurgence in the retail market locally.”

Meanwhile, two adjoining, mid-terraced office units at Shrivenham Hundred Business Park are being marketed by Kilpatrick & Co on behalf of private clients.

“We are delighted to have been instructed to market to let Units 22 & 23 on the Shrivenham Hundred Business Park which adjoin each other,” said Stephen.

“The properties have general B1 use so could easily be adapted to full business use and are a mixture of ground floor business unit and first floor offices.

“The properties have suspended ceilings, fluorescent lighting and air-conditioning units and have a generous allocation of 5 parking spaces with each unit. Unit 22 extends to 2,227 sq ft and Unit 23 is the same size.

“The properties are available on flexible terms by way of new full repairing and insuring leases at an asking rent of £17,000 per annum exclusive.

“Shorter or longer term leases are available with substantial incentives available for an incoming occupier.

“The owners are also considering sale of the properties and offers are invited in this regard also.”
