Agents report unprecedented demand for office space at 1 Newbridge Square

Property agents in Swindon are reporting ‘unprecedented demand’ for office space at 1 Newbridge Square, with over 75,000 sq ft being let in the last 12 months to a wide range of big name businesses, including Cotswold Outdoor, Thames Water, Stagecoach, and AtkinsRéalis.

Several of the region’s most experienced property professionals say they have never seen such high take-up in their decades of working in the sector; meanwhile, developers FI Property Group have started work earlier than originally scheduled on sister development, 2 Newbridge Square, to meet the ongoing level of demand for Grade A office space in the town.

FI Property Group is investing £8m in the redevelopment of 2 Newbridge Square, which forms part of Swindon Borough Council’s ongoing wider multi-million pound regeneration of the town centre. Work is expected to begin in early 2027.

Following on from its £11.5m investment into the transformations of both 1 and 3 Newbridge Square, the new scheme will be the latest part of FI Property Group’s development next to Kimmerfields, a new mixed-use urban quarter.
