Office space provider MyWorkSpot has signed a 10-year lease with Royal London Asset Management for nearly 20,000 sq.ft at Proxima, Maidenhead.

The operator’s third site in the area, which is adjacent to the station, the building has recently completed a thoughtful refurbishment which meets BREEAM certification of ‘Very Good’.

Recent reports have found occupier demand in Maidenhead has grown significantly. This has driven the deal for local operator, MyWorkSpot, which enjoys 90 per cent occupancy across its York House and Clyde House sites.

MyWorkSpot was advised by the flexible workspace consultant HEWN.

“Adding a third site to our portfolio is symbolic of the demand we’re seeing here in Maidenhead,” said David Johnston, co-founder of MyWorkSpot,

“Proxima is the best located office in Maidenhead and the additional space will allow a much-needed boost of the 4-12 person private office options in the town, as well as self-contained suites of 15-50 desks for those larger corporates who now want more flexible 12-24 month terms.

“We’re looking forward to launching Proxima, which has been thoughtfully refurbished by the team at Royal London.”

Enjoying the full ground, and part first and second floors, creating 250+ new office desks along with breakout spaces, boardrooms, booths, flexible desks and parking, the site is opening in the summer, with prices starting at £350 per desk, per month.

“It is no secret that the market has slowed down in the last 18 months, owing to economic and political uncertainty, but with the imminent General Election the winds have started to change – which only gives me more confidence for the team in building on their success at Proxima.”

Proxima sits directly by the station forecourt, whilst nearby regeneration of The Landing and The Nicholson Quarter will deliver over 60 new mixed-use retail & restaurants units. On the Elizabeth Line, Maidenhead provides easy access to London and into the south west via Great Western Rail.
