New 100,000 sq ft office scheme launches in Bristol
A 100,000 sq ft office building overlooking the Floating Harbour in Bristol has been launched.
EMBARQ will offer between 3,000 and 60,000 sq ft of open-plan workspace, on-site amenities, full height internal atrium, public realm, end-of-journey facilities and sustainability at its core.
The five-storey building – with four storeys above ground and a basement with 50 car parking spaces and EV charging points and space for 200 cycles – has been developed by Skelton Group Investments, with JLL and Knight Frank marketing the property.
The building has been designed by Bristol-based architects AWW, alongside building services consultants Method.
Skelton Group Investments, supported by project managers and cost consultants Quantem, has appointed Estilo Interiors as the main contractor to deliver the scheme within the next 13 months.
An entrance lounge with full-height atrium will be accessed via a new waterfront piazza. Office workers – especially those on higher floors or with waterside balconies – can expect far-reaching views across the harbourside and beyond.
Simon Keefe, director of Skelton Group said: “Since acquiring Redcliff Quay in April last year we have been busy developing the design and specification for this exciting project to create high quality office space with a focus on environmental performance, in the heart of Bristol city centre on the floating harbour.
“The building has excellent fundamentals for success. With the support of our project team and contractor Estilo we look forward to delivering exceptional office space for Bristol office occupiers who are making the flight to quality.
“Our leasing agents JLL and Knight Frank are already reporting early interest which is encouraging.”
Hannah Waterhouse, office agency director at JLL said: “EMBARQ represents a glimpse into the future of property development, where preserving existing structures to retain the embedded carbon whilst reducing operational carbon footprint are key to meeting modern office demands.
“We’re proud of the role we’ve played launching the scheme, providing Bristol businesses with the workspaces they need to thrive.”
